Careful Site Planning Around Sharon’s Lake, Ledge and Septic

Sharon borders Easton, and the two towns share Borderland State Park. It is a demanding place to build outdoors, in a good way. There is no public sewer, Lake Massapoag covers more than 350 acres at the center of town, and granite hills rise to Moose Hill at 532 feet. The town protects all of it with some of the stricter rules in the area.

Every Yard Has a Septic System

The town’s own planning documents say Sharon has no public sewer; apart from a few developments tied to sewers in neighboring towns, homes use on-lot septic. The Building Division keeps in-ground pools 20 feet from septic tanks and leaching fields, and 10 feet from buildings and lot lines.

A pool also has to stay out of the front setback. On many lots that leaves a clear, but not large, area where one can go.

The First 50 Feet From a Wetland

Sharon’s wetlands bylaw and its regulations treat the first 50 feet of the 100-foot buffer as though it were the wetland itself. No new structure may be built on naturally vegetated land anywhere in the buffer, and on a lot that is already developed, changes in the buffer are capped at 5,000 square feet or ten percent of the buffer area, whichever is less.

Coverage Counts Paving, Not Only Buildings

As the zoning bylaw is written, lot coverage in Sharon includes impervious surface along with roofs. The zoning table lists 25 percent in the Single Residence districts and 15 percent in the Rural districts, so a patio and a driveway count against the same limit as the house.

The bylaw is being recodified, so confirm the figure for your district with the Building Division. Any project that disturbs 5,000 square feet or more and drains to the town’s storm sewer also gets a land disturbance review.

Ledge on the Hills

The open space plan describes hillsides with shallow, stony, dry soil and rugged granite ledge to the northwest and southeast, with deeper soil in the flatter land around the lake. Newer neighborhoods sit on the higher ground.

On a ledge lot, a wall or a pool may meet rock within a few feet. That changes the method and the price, so it is worth probing before a design is fixed.

Sharon, MA: Can I build a patio near Lake Massapoag?

It depends on the distance and on what is there now. The Conservation Commission regulates activity within 100 feet of the lake, and Sharon’s rules treat the first 50 feet of a buffer as the resource itself. A patio on existing lawn, further back, has a far better chance than one on natural shoreline.

Sharon, MA: Do I need a permit to rebuild a wall at the street in Sharon?

If the work touches the town’s right-of-way, yes. Sharon requires a Street Opening Permit, approved by the Town Engineer, for any digging there, and that includes walls, landscaping and parking areas. The contractor also needs a town license.

Sharon, MA: How far does a pool have to be from my septic system in Sharon?

Twenty feet from the tank, the leaching field and any cesspool or seepage pit, by the Building Division’s rules for in-ground pools. It also has to be 10 feet from buildings and lot lines. Since no part of Sharon is on town sewer, this applies to nearly every pool here.
