We Build in Mansfield, One Town Over From Our Yard

Mansfield borders Easton, so it is one of the closest towns to our yard in South Easton. Two of the projects on this site are here: a paver pool deck with a poolside pavilion, and a raised Okeanos plunge pool that steps down past block retaining walls to a fire-pit patio.

The second one shows what a sloped Mansfield yard can become. Instead of fighting the grade, the design uses it: the pool sits on an upper terrace, the walls hold it there, and steps on both sides lead to the lower patio. We build pool decks, plunge pools, patios and retaining walls across town.

What Needs a Building Permit in Mansfield

The Building Department’s own list is plain about it: a swimming pool holding more than 24 inches of water, a retaining wall over 48 inches that holds back a load, and a fence over six feet high all need permits. Applications are filed through the town’s PermitEyes portal.

The Building Department also notes that the Conservation Commission may inspect during the permit process to decide whether it has a say.

A 25-Foot No-Disturb Zone at Wetlands

Mansfield adopted its own wetlands bylaw in 2015. It sets a 25-foot zone around a wetland, stream or pond where nothing is disturbed, and lets the Commission refuse or tightly condition work between 25 and 50 feet, depending on the slope and what grows there.

The Canoe, Rumford and Wading rivers all cross town, so this reaches a good many yards. Ask Conservation early if water or wet ground is within 100 feet of where you want to build.

Driveway Aprons and Newly Paved Roads

Digging in a public way, which includes rebuilding a driveway apron, needs a written permit from the town. Public Works does not issue street-cut permits on a road that was reconditioned in the past five years, except in an emergency.

Its rules also say how an apron is built: it meets the edge of the road without overlapping it, and slopes down toward the right-of-way. On a designated scenic road, a new or altered driveway that touches a stone wall or a tree in the right-of-way goes to the Planning Board first.

Hard Surface in the Water Resource District

Mansfield’s zoning has a Surface and Groundwater Resource Protection District. There, a use that makes more than 15 percent of a lot or 2,500 square feet impervious needs a special permit and a system that returns the runoff to the ground.

Zoning also keeps main buildings back from the town’s poorly drained soils. If part of your yard is soft underfoot most of the year, expect the plan to work around it.

Mansfield, MA: Do I need a permit for a retaining wall in Mansfield?

The Building Department lists retaining walls over 48 inches that hold back a load as needing a permit. Shorter walls can still need review if they are near wetlands. The walls on our raised plunge pool project in Mansfield are a good example of what a permitted, engineered wall can do with a slope.

Mansfield, MA: Can my plow contractor push snow across the street in Mansfield?

No. Putting snow on the town’s right-of-way violates the general bylaws and carries a fine of $50 a day, and Public Works says it will cite contractors, property owners or both. Downtown also has a winter parking ban from December 1 to April 30, midnight to 6 a.m.

Mansfield, MA: Is public sewer available on my Mansfield street?

Only on some streets. The town’s engineering office asks owners to confirm that sewer is available before planning a connection. If your home is on septic, the tank and leach field have to be located before a pool or patio is placed.
