Within 100 Feet of a Wetland

Raynham’s wetlands by-law covers land within 100 feet of freshwater wetlands, banks, lakes, ponds and streams, and land that floods. The town’s conservation rules add a 25-foot strip beside a bordering wetland where no construction or grading happens, with an exception for older lots.

A building permit for a structure in that 100-foot band needs the Conservation Commission’s sign-off before the Building Department will issue it.

A Pool Rule Most Towns Do Not Have

Raynham’s conservation rules say an in-ground pool within 100 feet of a wetland or vernal pool has to use a cartridge filter, with no backwash and no discharge onto the ground. It is a detail to settle with your pool builder before the equipment is ordered.

We plan the pool deck, the equipment pad and the drainage around it so pool water stays out of the buffer.

Curb Cuts Go Through the Highway Department

The town’s permitting guide says any curb cut or street opening needs a Highway Department permit, at minimum a street opening and trenching permit, and the contractor has to hold the right license. A new building on a lot that fronts a town way also calls for a refundable bond.

If your plan adds a second driveway opening or moves the apron, start that conversation early.

Sheds, Pavilions and Other Structures

Under Raynham’s zoning, no accessory structure may sit in the required front yard, and anything over 120 square feet needs a building permit. Structures over 200 square feet and up to ten feet tall have to stay ten feet off the side lot line and five feet from other buildings.

Those numbers matter for a pavilion, a pool house or an outdoor kitchen under a roof. The Building Department can confirm what applies to your lot.

Much of it is. The town runs a municipal sewer system with dozens of pump stations. Parts of North Raynham rely on private wells, so do not assume. If your home has a septic system or a well, both need to be located before a patio or pool is placed.
