West Bridgewater borders Easton, and it could hardly be more different underfoot. The town is low and almost level, between 80 and 100 feet above sea level, with slowly draining glacial soil and a water table that sits high. Its open space plan says those soils have shaped how the town grew. The landscape that resulted is fields edged with dry-laid stone walls, woods and wetlands.

Town Water, Private Septic

Nearly every developed lot in West Bridgewater has public water, but only a limited number are on sewer. Most homes pair town water with a septic system, and in soil this slow to drain, the leach field is often large or raised.

A patio, pool or driveway has to stay off it. The septic plan is the first document we ask for.

Thirty Percent Coverage Means Everything Paved

Nearly all residential land here is in one zoning district, General Residential and Farming. It allows 30 percent lot coverage, and the bylaw defines coverage as impervious surface: buildings, driveways, parking areas and paved surfaces all count.

Setbacks for accessory buildings are 35 feet at the front, 15 at the side and 10 at the rear, and the bylaw counts pools and retaining walls as structures. The Building Department can confirm the numbers for your lot.

Drainage Is the Whole Job

With a high water table and almost no slope, water will sit on or under a patio unless it is given somewhere to go. We set the surface pitch, the depth of the stone base and the outlet for the runoff before choosing a paver.

The same goes for driveways. A base that holds water will heave in a freeze, so on West Bridgewater soil the stone under the surface is where the money is best spent.

The Town River, the Swamp and the Wells

The Town River drains most of West Bridgewater, and part of the Hockomock Swamp fills its southwest corner. The town’s wetlands bylaw protects land within 100 feet of wetlands, ponds, streams and flood-prone ground.

The town’s drinking water comes entirely from the ground, from an aquifer under about 65 percent of town, and a Water Resource Protection district covers the well areas. Building permits are filed through the town’s online portal; paper applications carry a surcharge.
