Taunton borders Easton to the south, and at about 50 square miles it is several places in one: dense streets around the Green, older neighborhoods like Whittenton and Weir Village, and newer subdivisions out in East Taunton and North Taunton. The Taunton River runs through the middle, joined by the Three Mile, Mill and Snake rivers.

Every Structure Needs a Zoning Compliance Permit

The Building Department lists what needs a building permit: swimming pools and pool decks, retaining walls over four feet measured from the bottom of the footing, and accessory structures over 200 square feet. Fences up to seven feet do not.

Taunton adds a step other places skip. Structures that need no building permit still need a Zoning Compliance Permit from the Planning department. Applications run through the city’s PermitEyes portal.

The Wetland Protection Zone Grows With the Paving

Taunton’s conservation ordinance sets a Wetland Protection Zone of 25 to 100 feet from wetlands, vernal pools, lakes and ponds. Twenty-five feet is the minimum, and the Commission sets a wider zone when a large part of the lot will become hard surface, near land that floods and in wildlife corridors.

In practice, a big patio or driveway near water can earn a bigger setback than a small one. The Conservation Commission decides case by case.

Sewer Downtown, Septic Farther Out

The city’s sewer system dates to 1870 and serves the built-up core. Its wastewater plan found that only about half the population was sewered at the time, with most outlying areas on septic. That plan is older now, so check your own street with Engineering.

Low Ground by the River, Hills at the Edges

Most of Taunton is low, averaging about 44 feet above sea level, with scattered bedrock hills and drumlins; Prospect Hill is the high point at 200 feet. Soils range from fast-draining sand near the rivers to poorly drained old-lakebed soils along the Taunton River itself.

Widening, moving or adding a driveway at the street line needs a street opening permit from Public Works, also through PermitEyes.
